How Much Does It Cost to Paint a 12x12 Room?

A 12x12 floor plan does not tell you the painting cost by itself. Wall height, openings, coats, ceiling, prep, occupancy, paint line, and the contractor's written scope all change the answer. This guide shows the arithmetic instead of hiding it behind one national average.

The short answer is a range, not a price tag

For the example below, Paint Cost Check's planning model produces about $650 to $2,200for walls and ceiling in one smooth, unoccupied 12x12 room with 8-foot walls, standard prep, and two finish coats. The modeled midpoint is $1,250. Walls alone would be lower; trim, doors, major repairs, difficult access, a contractor's minimum charge, taxes, and hazardous-material work would be additional.

These dollar figures are Paint Cost Check model output, not a BLS estimate, manufacturer quote, contractor survey, or promise that a local painter will bid within the range. Use the numbers to inspect scope and ask questions.

Step 1: turn room dimensions into paintable area

A 12x12 room has a 48-foot perimeter. Multiply that perimeter by the 8-foot wall height to get 384 square feet of gross wall area. In this example, one 3x7 door removes 21 square feet and two 3x5 windows remove another 30. Net wall area is therefore 384 - 21 - 30 = 333 sq. ft.The ceiling is 12 x 12 = 144 sq. ft.

Do not subtract every outlet or narrow strip. Measuring tiny interruptions can imply precision without improving the purchase decision. Do measure large openings, unusually deep returns, built-ins, closets, and surfaces that use another color or product separately.

Step 2: estimate paint without confusing coverage and cost

Sherwin-Williams publishes a general reference of roughly 350 to 400 square feet per gallon for many paints and notes that application method, surface texture, porosity, and condition affect actual coverage. That is a coverage reference, not a claim that every gallon provides a finished coat over 400 square feet. The label and data sheet for the exact product take priority.

Using the conservative 350-square-foot end, walls need666 / 350 = 1.90, so the purchase plan rounds up to two wall gallons. The ceiling needs 288 / 350 = 0.83, rounded to one separate ceiling gallon. They are not merged because wall and ceiling paint commonly differ in sheen, formulation, or color. Standard prep in the site model also spot-primes 20% of uncoated selected area: about 95 square feet, which rounds to one purchasable primer gallon under the conservative model.

Paint Cost Check models standard paint at $40 to $65 per gallon, primer at $25 to $45, basic supplies at $25 to $55 for the first room, and standard prep supplies at $10 to $25. Those are editable product assumptions, not current store prices. For this example, modeled materials round to roughly $180 to $320 before any regional adjustment.

Step 3: show the labor-hour arithmetic

The model uses single-painter-equivalent application rates of 120 to 180 coated square feet per hour for walls and 90 to 140 for ceilings. Those rates are Paint Cost Check assumptions, not manufacturer production guarantees. Two painters may shorten elapsed time while producing a similar total number of crew-hours.

The professional-price model then uses billed-labor assumptions of $45 low, $65 typical, and $90 high per hour, applies materials and an overhead/margin factor, and rounds the result. The BLS occupational profile for construction and maintenance painters is useful employee-wage context, but employee pay is not a customer billing rate. Billing also has to support payroll costs, insurance, non-billable estimating, vehicles, tools, administration, scheduling risk, and profit.

What changes the 12x12 estimate most

Scope questions to settle

  • Are ceiling, baseboards, casings, doors, and closets included?
  • Which exact paint line, color, and sheen will be used?
  • What repairs and primer conditions are included?
  • Who moves furniture and protects the floor?
  • Are cleanup, tax, warranty, and touch-ups in the total?

Regional cost matters too. The Bureau of Economic Analysis publishes Regional Price Parities to compare overall local price levels with the national level. Paint Cost Check's selectable 0.85 to 1.30 factors borrow the concept but are not official BEA values and are not painter-specific. A written local bid is better evidence than any national model.

Safety and limitations

The estimate excludes lead and asbestos work, mold or moisture correction, structural problems, major plaster or drywall repair, permits, disposal, unusual access, and specialty finishes. EPA says renovation that disturbs painted surfaces in pre-1978 homes may create dangerous lead dust and describes when lead-safe certified firms are required. Do not price over a water stain or damaged surface until its cause has been identified and corrected.

Open windows and fans are not a substitute for reading product instructions. Follow the coating's label and safety data, protect occupants, and use current EPA remodeling and ventilation guidance. When the room condition does not match the model, change the scope instead of forcing the quote into this range.

How many gallons are needed for a 12x12 room?

In the worked example, two coats on 333 square feet of net wall area require two gallons at a conservative 350 square feet per gallon. Adding two ceiling coats requires a separate gallon. Your exact product label, texture, color change, application method, and waste can change the quantity.

Is a 12x12 room 144 square feet for painting?

The floor and a flat ceiling are each 144 square feet. Four 8-foot walls have 384 square feet of gross area before doors and windows are subtracted. A painting estimate should price the surfaces being painted, not only the floor footprint.

Why can two quotes for the same room be far apart?

One quote may include the ceiling, repairs, primer, two finish coats, furniture handling, premium paint, insurance, cleanup, and a warranty while another omits several of those items. Compare written scope before comparing totals.

Does this estimate include lead-paint work?
